EXAMINATION OF THE STATE OF THE ART IN LAND USE AND ALLOCATION PROCEDURES IN DELTA STATE

Abstract


Most man’s activity requires the use of land and this makes land the most valuable asset of man. In every organized society, there are legal framework which guides the ownership and the use of land in the society. The legal framework of Land use and ownership in Nigeria is provided by the Land Use Act of 1978. It provides among all other things the procedure for land use and allocation in Nigeria. The aim of this study is to examine the state of art in land use and allocation procedures in Delta State with a view to ascertaining its efficiency. Using Taro Yamane’s Formula, a sample size of 885 was obtained from a total population of 4,744. The study adopted qualitative and quantitative research methods to analyse the opinion of the respondents. Questionnaires were distributed to the respondents to obtain their opinion. Data collected were presented using table and analysed using mean score analysis, while the Two-way ANOVA was used to test the formulated hypothesis using SPSS (statistical package for social sciences). The study found that the Land Use and Allocation Procedures adopted in Delta State includes; Zoning, Application of Master Plan, Application of Planning Standard and Application of Planning Scheme, the study equally found out that all of these Procedures are efficient in Delta State. The study recommends that Government should intensify in ensuring that citizens adhere to the land use and allocation procedures of the State.
